What To Expect

Our inspections take two to three hours on average.  I usually finish the report after I leave the property and email it to the client the same day.  I can send printed copies, or print on-site, if needed.

 Our referrals are often direct, or can come from a number of sources.  Once a client has hired me, I contact the Listing Agent.

Although there are no standards as yet for Residential or Commercial Inspectors in Michigan, I am Licensed in Wisconsin (since 1999) and conduct my Inspections using their standards and those of ASHI as my guideline.  It is understandable that you, as a Real Estate Professional, may find differences among the services provided by the Inspector.

Prior to the Inspection, you can expect that I will personally contact the Listing Agent to arrange entry to the property.  I will also ask for a disclosure staement.

All of the Utilities must be turned on including main shut off devices for electric, gas, oil, water prior to the inspection.  I will confirm this with the Listing Agent and follow-up with an email confirmation prior to the Inspection.  If the Utilities are not turned on as noted above, I will be unable to conduct the Inspection and will notify the client.
